Description

This report presents a feasibility study for a proposed capital expansion at the Washington County Family YMCA in Salem, Indiana. Developed by Indiana University BUS-A 569 Field Consulting students, the study evaluates four facility options—gymnasium, indoor pool, multipurpose room, and daycare center—and recommends building a gymnasium to best meet community needs for youth development and recreational opportunities. The analysis includes cost estimates for multiple gymnasium sizes, ranging from $1.3M to $6.3M, and outlines potential revenue streams, maintenance considerations, and a five-year cash flow projection. Additional recommendations include forming a building committee, engaging the board in fundraising, and partnering with local hospitals to enhance wellness programming. Best practices from other YMCA capital campaigns emphasize securing 80–100% of funding before breaking ground, leveraging individual donations, and using strategic donor engagement. This report reflects original student research and recommendations from Indiana University BUS-A 569 Field Consulting in collaboration with the Washington County YMCA as part of the 2020–21 Sustaining Hoosier Communities initiative.
